Lobby and concierge guard coverage

A busy lobby is both a shared space and an entry point. Residents, guests and deliveries may arrive at different times through the day. Tell us when the front desk needs a guard and what that person should do during the shift. We discuss lobby and concierge guard duties around the needs of the building. Agree how visitors should be directed, who the guard should contact and which areas form part of the post.

Parkades and common areas

After-hours patrols can cover parkades and common areas. Start by identifying the places that need attention: a shared entrance, a parkade door or another area where trespassing has been a concern. Tell us how residents use those spaces and when checks are needed. A patrol provides checks during agreed coverage; it does not mean a guard remains in each area at all times.

Plan around the building’s needs

Break-ins and trespassing can lead a strata to review its security. A useful brief describes the concern without including personal details about residents. Note the location, general time of day and access point involved. This helps us discuss the work required. The council or property manager should also identify a contact for questions about the building and the agreed guard duties.
